Disposal Process

The properties are to be disposed of by way of lease assignment. Any offer submitted to CB Richard Ellis should clearly state the following:

  1. The identity of the proposed assignee/subtenant.
  2. The property or properties for which the rental offer is being made.
  3. The rental level for the proposed assignment/subletting (in the event multiple properties are being considered, a breakdown should be provided).
  4. The proposed timescale for signing the contracts and completion date of same.
  5. The name and address of the proposed assignee’s solicitors, and any other relevant advisors.
  6. Supporting information required for landlord’s approval, including financial accounts, bank references and trade references.
  7. Any other relevant information or conditions relevant to the offer.


Please note our clients are not obligated to accept the highest (or indeed any) offer submitted. Please further note that any parties making offers on the properties shall be subject to investigation, in accordance with the Anti-Money Laundering Policy of the Criminal Justice Act 1994 (Section 32) Regulations 2003.

Vat

VAT will be payable where applicable.

Surveys

Each of the properties has been subject to a full inspection and measurement by CB Richard Ellis, in accordance with the SCS/IAVI Code of Measurement Practice. The floor areas for each building will be included in legal documentation.

It is recommended that all interested parties carry out their own due diligence, including measurement, prior to the completion of any legal documentation.
